For those that are looking to immerse themselves in the fascinating history of Istria, the enchanting Villa Principi is the ideal choice. Perched at the edge of an impossibly picturesque old stone village, surrounded by miles and miles of beautifully kept olive groves, vineyards and wooded hills, the villa has been lovingly restored preserving the heritage of this delightful home.
Its timeless appearance belies interiors that have been decorated with a great deal of charm and taste and furnished throughout with beautiful, inviting sofas and armchairs, antiques and artefacts, all softened with warm rugs and cushions. The traditional and comfortable style combining wood-beamed ceilings and exposed stone walls provides a lovely relaxing rustic ambience, while the colourful wallpapers pack it with retro chic. The four air-conditioned bedrooms, each with a modern ensuite bathroom, are distributed over three floors - two are on the utmost, one in the middle and the fourth on the lowest. The cosy living room with a minimalist wood-burning stove is on the middle floor, while the kitchen and dining area are at the lowest, allowing direct access to the private pool. The paved pool terrace boasts a beautiful authentic stone-built barbecue house and an al fresco dining area where guests can serve anything from a simple breakfast to a gourmet dinner, the abundance of fresh produce available in this area offering plenty of inspiration. Next to the pool area is an additional sitting area for 8 people from where you can enjoy the pool and garden view. Beautiful stone walls define the lawned garden laced with a variety of flowers, herbs and green hedges. There is a deep sense of beauty, of peace and perfection. All with a touch of magic something that only lots of love and attention to even the smallest of detail can create. Winding roads lead from the village to some of the prettiest villages and most interesting towns of Central Istria, all within a short drive.
The enchanting medieval hilltop town of Groznjan is known as a ‘town of artists’ and exudes true Istrian charm and history offering spectacular views across hills blanketed with vineyards, hamlets and farmhouses, and the magical Mirna Valley. Classical concerts, art exhibitions and jazz festivals, artistic, dance, drama, as well as peace activism workshops are hosted here, bringing this peaceful little town to life. The number of towns and villages to visit is too long to list; this is the heart of Central Istria, one of the most beautiful spots in the world. It is also famous for local Malvasia and Teran grapes, virgin olive oil, home-made cheeses, prosciutto, barbecued meats, and of course truffles, all of which can be sampled in restaurants within the many villages and towns of the area. There are numerous hiking and cycling trails, one of the most stunning of them being the historical Parenzana old railroad trail which offers a unique ride on a tourist train along the route as well. The main coastal resorts of Umag, Novigrad and Porec, quickly reached along excellent roads, provide extremely varied leisure facilities, good nightlife, bars and restaurants.

Sehr schöne Villa, liebevoll restauriert mit vielen schönen Details, sehr ruhige Lage, absolute zu empfehlen.
Wir waren über wieder Pfingsten da, perfekt für 2 Familien mit Anhang! Die Gastgeber sind reizend wie immer, die Villa ist und bleibt ein Urlaubstraum. Die Lage ist ruhig, aber alle wesentlichen Punkte sind mit dem Auto schnell zu erreichen. Nachts mal wieder richtig Sterne sehen und Nachtvögeln lauschen... das ist hier auch noch möglich. Die tolle Grillscheune, das gut gegliederte Grundstück und ein klasse Pool runden das ganze ab. Ein traumhafter Platz um zu entspannen! Danke Martina und Damir!

It´s quite simple. Just the best Villa we´ve rented so far.
Charming house (completely and professionally restored), very nice rooms with coherent furniture, really fine pool, perfect outdoor-kitchen, great and well-kept ground (secured), really anything you could ask for in the kitchen and, last but not least, the most helpful and kind hosts... the perfect place for a relaxed holiday. with friends and family. We´ll be back!
We stayed in Villa Principi for two weeks in September 2016. The house is large and comfortable, with excellently renovated bathrooms to the best modern standard, even on the top floors the water pressure was very good. The master bedrooms are generous with lots of space and the kitchen has everything necessary. Great evenings in the outhouse, eating the BBQ and drinking local wine, the pool was really clean and the secure grounds were safe for 8 year old kids and a very active toddler. The owners were pleasant hosts, offering assistance when necessary, but staying away otherwise. Wifi worked without a hitch and the quite surroundings allowed us to relax. One of the best houses we rented for while now.

We thoroughly enjoyed our week long stay at Casa dei Principe. If you appreciate staying in beautifully restored properties then you will love this villa. The whole family loved the swimming pool especially in the evenings under the star filled Istrian sky. We loved Grozjnan and the Jazz festival, Opatlija, Motovun, Umag Wibit and Istralandia waterparks, Lovran, Rovinj, the countryside and great food and wine! Not to forget Martina and Demetri the helpful owners. GPS or an up to date road map is essential BEFORE you arrive!!!
