Those in search of an authentic experience of traditional Istria in comfort and in style will find an absolute gem in the magnificent Villa Catalpa. A large stone farmhouse was exquisitely restored with tremendous attention to detail, using locally sourced materials and traditional techniques, preserving the enormous charm of this amazing home.
With its two self-sufficient cottages within meters from the main house, it is a perfect accommodation for family gatherings, or an adult group who may appreciate the opportunity for their own space. Dominating the ground floor of the main house is an impressive elongated room divided into intimate cooking, dining and living areas. Two elegantly appointed double bedrooms are on the first floor, each one with a luxury ensuite bathroom and a private lounge area with direct access to the upper terrace. Further two double bedrooms with their own bathrooms are distributed over the 2nd floor. A beautiful inner courtyard hides the two charming guest houses, one larger and one smaller, both with a cosy double bedroom, private bathroom, kitchen, dining and lounge area, as well as a private terrace acting as a comfortable relaxing corner.
The same care and attention went into the grounds and garden. A glorious landscaped garden surrounds the villa, blending harmoniously into the bucolic rolling countryside, creating a calming atmosphere all around. There is an incredibly inviting covered outside terrace in front of the main house with a dining area and a traditional open fireplace, as well as a very comfortable lounge. They lead onto the fabulous heated swimming pool with stylish sun loungers and daybeds thoughtfully placed to enjoy both sun and shade. A choice of outdoor lounge and dining areas offer plenty of options for quiet moments and gatherings, enjoying the magical surroundings in the long hot summer days as in the cooler months that Istria offers. Villa Catalpa is nestled at the edge of the impossibly picturesque tiny hamlet of Prascari. The setting is magical, with a small winding road that leads from Visnjan to the estates grounds, with terraces and terraces of olive groves, lush meadows and rich Mediterranean forests, witnessing the beauty of the surrounding hills that circle this historic hilltop town. It is famous for its stunning sea view, its astronomical observatory but also for its exquisite traditional gastronomy which can be sampled in the numerous restaurants, agrotourisms and local cellars in the region. Walking routes, cycling trails and horseback riding are all available nearby, and both Porec with its wonderful beaches and the idyllic medieval towns of Central Istria are easily reached along excellent roads.

Alles war perfekt!
Wir waren mit 3 Familien, 6 Erwachsene und 7 Kinder, in dieser wunderbaren Villa. Wir wurden sehr nett von der zuständigen Dame, Nadja, empfangen. Die Villa ist der absolute Hammer - stilvoll eingerichtet, alles da, sehr ruhig gelegen, beste Ausstattung mit allem was man braucht - und richtig sauber.
Der Salzwasserpool ist sehr groß und wurde von uns sehr intensiv genutzt. Der Garten ist sowieso der Hammer - man kann sich an ein ruhiges Plätzchen zurückziehen oder auf den großen Freiflächen Sport treiben oder gemeinsame Aktivitäten durchführen. An der Feuerstelle läßt es sich abends sehr gut sitzen.
Pascari ist ein sehr kleines Dörfchen mit nur ein paar Häusern, aber sehr gut gelegen. Zum Bäcker oder Supermarkt fährt man mit dem Auto 5 Minuten - Porec, Novigrad und Motovun als sehenswerte Orte auch jeweils innerhalb von 20 Minuten zu erreichen.
Die Villa Catalpa war bisher das beste, was wir an einer Ferienlokation hatten - wir sind schwer am überlegen, ob wir wiederkommen ;-)

As a group of 11 friends we have stayed in many European locations and until now, would have held a property in Tuscany as our number 1. However, this property has now taken the number 1 ranking! It is simply outstanding. The property comprises the main house and a smaller property that is adjacent. Both are fully airconditioned, beautifully presented and offer superb relaxation. The pool area and gardens are magnificent, with Fire pit, shaded seating areas and great dining facilities for such a large group. We can only hope that it remains number 1 as we will return one day.
