Villa Stanzia Sparagna is an exquisite property located on a solitary position. It is an ideal haven for those seeking complete relaxation in a natural environment.
Yet, it is perfectly located in the proximity of the most popular spots - historic towns, beaches, top restaurants, and wineries of northwest Istria. Owned by the same family for more than two centuries, Stanzia Sparagna has been carefully renovated from 2020 to 2022. All the works have been carried out by local craftsmen applying traditional techniques and renewable materials. The core of the property is a thoroughly renovated stone house immersed in the hilly rural landscape with contemporary designed interiors, a 12-meter swimming pool, and a rooftop observation deck. The spacious ground floor consists of the kitchen with a dining zone and a partly double height living room with an open staircase. Six glazed double doors connect it with the outside. The front terrace with an old stone table is covered by a jasmine and wisteria pergola. It overlooks the swimming pool, with olive trees and vineyards in the background. The swimming pool is equipped with a swim jet for recreational swimming, an outside shower, and a bathroom accessible from the outside. The shaded back terrace with a kitchen garden is used for open air dining under an old oak, looking at the picturesque village of Kostanjica in the distance. Each of the five bedrooms has its own bathroom and windows with amazing views on both sides of the house. On the first floor there is a master bedroom and another bedroom with its own exit to the garden, both with en suite bathrooms. On the second floor there are three bedrooms with high ceilings under the traditional sloped roof. Two of them have en suite bathrooms while the largest room has strip windows on both sides connecting it to the surrounding landscape. The estate has an area of more than one hectare, consisting of the front and back lawns, a kitchen garden, a small oak forest and a recently planted orchard and olive groves with old local varieties of fruit and olive trees, all organically grown.

The villa is located close to the village Kostanjica, on a hillside facing the valley of the Mirna River. In the most picturesque part of Istria, between the popular hilltop towns of Grožnjan and Motovun, the village is considered one of the best wine-growing locations in Croatia. The location of the villa is peaceful and offers beautiful views of the hilly surrounding. Groznjan, a lovely medieval hilltop town, known as an artistic town is approx. 8 km away from the villa. This part of Istria has a lot to offer. Take the opportunity and visit towns in the surroundings such as Buje, Oprtalj, Motovun, and Vizinada. The beautiful landscape can be discovered by walking and cycling. Discover the famous Parenzana route by bike and taste the specialties of the region's typical local restaurants. You can even try your luck in a truffle hunt! Novigrad, Umag, and Porec are coastal tourist towns that are easily accessible and offer a variety of leisure facilities, beaches, nightlife, bars, restaurants, and many sports possibilities.

it was the best accommodation ,everything was clear and very very nice :) one of my favourite holiday because of this house :)
Mitte Mai haben wir 10 Tage in der Villa Stanzia Sparagna verbracht. Ein sehr schön renoviertes Haus für 10 Personen. Sehr ruhige Lage mit großen Garten, schönem Pool und tollem Ausblick. Ideal für Familien mit Kindern und Hunde. Das Haus ist super ausgestattet, es fehlt an nichts. In der Nachbarschaft haben wir sehr nette Winzer und Ölmühlen angetroffen. Im Umkreis von 15 bis 20 Autominuten liegen viele schöne kleine Städte für Ausflüge. Das Meer (Novigrad) liegt 15 min. entfernt. Luka, einer der Besitzer hat uns herzlich empfangen und uns das Haus erklärt. Er war jederzeit für uns erreichbar und hat uns mit Restaurant Adressen und Freizeit Aktivitäten versorgt. Wir haben uns sehr wohl gefühlt!

Wir haben eine Woche (August/Sept. 2022) in diesem liebevoll und aufwendig wieder aufgebauten Steinhaus mit unserer Familie verbringen dürfen. Es war die pure Erholung! Und die Bilder versprechen keinesfalls zu viel.. An alles wurde gedacht, nichts haben wir vermisst und der Ausblick vom Haus aus und vom Pool aus ist zu jeder Tageszeit ein Traum. Und keine Nachbarn, die auf das Grundstück schauen können, dafür aber tolle Winzer und Ölmühlen in Laufdistanz - was will man mehr.Die wunderschönen Bergdörfer Groznjan und Motovun laden zum Bummeln ein, aber auch das am Meer gelegene Städtchen Porec ist eine Ausflug wert, alles mit dem Auto in wenigen Minuten zu erreichen. Auf der kleinen Dachterrasse und Aussichtsplattform konnten wir den Sternenhimmel mit den Kindern erleben wie noch nie und nirgends - das war beeindruckend.
Ansonsten war alles vorhanden, ausreichend Handtücher, Badetücher, Fön, extra warme Dusche und separate Toilette im Nebengebäude, damit man nicht vom Pool durch Haus laufen muss, Gasgrill, Side-by-Side-Kühlschrank mit Eiswürfelspender, voll ausgestattete Küche, Internet + TV, etc. …. und auch der Gastgeber war sehr nett und jederzeit erreichbar z.B. für Ausgeh-Tipps.
Zusammenfassend und auf den Punkt gebracht: sehr empfehlenswert und wir kommen sehr gerne wieder.
My family and I stayed at this beautiful villa in August 2022. We were met on arrival by Luca and Davide who took the time to show us around and explain how everything works. The villa itself is perfect! Each bedroom has its own bathroom and is equipped with everything you need, e.g. air con, towels and hairdryers. The living room is a great communal area with a smart TV which is great for accessing Netflix, Amazon and Disney etc. The kitchen has every appliance you could possibly need! The owners of the villa have thought of everything to make your holiday easy!
Everything from towels, bedsheets, bathrooms, kitchen and pool were spotlessly clean when we arrived. The pool is great and a good size with a shower next to it. There is also a bathroom in an annexed building (close to the pool) with a toilet, basin and shower - so there was no need to go into the villa when we were wet from the pool. There are two outside eating areas with reclining chairs and a good place to b-b-q.
Overall our stay was great and we would highly recommend it to those wanting a peaceful break away from everything. There are some small villages within 10km but the larger towns such as Novigrad and Porec are about 20 minutes drive by car. Finally, the local restaurant "Ponte Porton" is roughly 1.5km away and the food was lovely. Breakfast was delivered to our villa when we wanted but I recommend popping in to have their full buffet menu.
Overall we had a fantastic holiday in a beautiful villa.

Ein ganz tolles Haus in sehr schöner Lage! Wir haben uns sehr wohl gefühlt. Wir waren mit 8 Personen für 14 Tage im Sommer dort und würden dies jederzeit wiederholen.
Die Betreuung vor Ort war super und wir haben auf alle Fragen schnellen und hilfreichen Support erhalten. Wir wurden herzlichen willkommen geheißen und haben uns über eine tolle Grundausstattung im Haus sehr gefreut.
