Enjoying a beautiful location amidst the idyllic countryside Villa Karojba presents a blissful retreat with a wealth of culture, excellent local gastronomy and traditional Istrian hospitality at your fingertips.
The villa’s interior has been styled with exceptional country flair, with a wealth of exposed beams and stone work creating an incredibly relaxing homely ambiance.
Two double bedrooms with their own private bathrooms are on the upper floor which opens onto a panoramic terrace, perfect for absorbing the amazing views. There are two more bedrooms – both with double beds and both with ensuite bathrooms on the ground floor. At the heart of the house is a large open-plan space, seamlessly divided into two parts: a lovely, well-equipped kitchen with dining table and designer chairs, and a supremely elegant living area, with cosy sink-in sofas and an open fireplace.
Outside, a spacious lawned garden wraps around the house with a variety of fragrant Mediterranean trees, shrubs and impeccably maintained hedges, creating a feeling of intimacy, privacy and peace. At the centre is, of course, a nice-sized private pool and a charming outdoor kitchen with dining area that truly invite al fresco living.
Well suited for families, this is a property in which you can instantly relax and savour every minute of your holiday. The villa can accommodate up to 8 persons + 1 baby.
Villa Karojba is named after the charming little village it lies in. All the necessary amenities are within walking distance and the stunningly beautiful medieval hilltop town of Motovun only 5 km away. Motovun is known as a town-monument and exudes true Istrian charm and history offering breathtaking views across the idyllic Istrian countryside. Traditional local festivities and a renowned international film festival are hosted here, bringing this peaceful little town to life. The number of towns and villages to visit is too long to list; this is the heart of Central Istria, one of the most beautiful spots in Croatia. It is also famous for local Teran and Malvazija grapes, virgin olive oil, home-made cheeses, prosciutto, barbecued meats, and of course truffles, all of which can be sampled in the many restaurants around the area. There are numerous hiking and cycling trails, including the historical Parenzana old railroad trail which offers a unique ride on a tourist train along the route as well. Horseback riding, round or two of golf or just enjoying in the thermal waters of the nearby spa town add to this long list of activities. The main coastal resorts of Umag, Novigrad and Porec, quickly reached along excellent roads, provide extremely varied leisure facilities, good nightlife, bars and restaurants.
Nach dem herzlichen Empfang unser Gastgeber und der Einweisung ins wunderschöne Anwesen hatten wir noch einen klasse Abend in der Pizzeria Alto. Im sehr gut ausgestatten Haus fehlte es an nichts und alles war pickobello. Der Aussenbereich mit Grill war einfach nur klasse für uns. Für uns zwei Familien (8Personen) war’s einfach nur Spitze. Im separaten Hauswirtschaftsraum gab es noch nen extra Kühlschrank mit Gefrierfach was uns "ungeahnte“ Möglichkeiten eröffnete. Der Gasgrill ist einfach nur der Hammer (und das sagen wir als Holzkohlegrill Fans).
Die Abnahme am Ende des Urlaubs mit Branka und Ivan war genauso herzlich und gut wie die Begrüßung.
Alles in allem ist das Haus absolut und uneingeschränkt empfehlenswert!!
Wir sitzen grade hier und schwärmen über die vergangen 14 Tage, weil es einfach nur hervorragend war.
Wir hatten in der Villa Karojba eine wirklich sehr schöne Zeit. Das Haus ist sehr gepflegt, perfekt ausgestattet mit sehr viel Liebe zum Detail und ist sehr schön gelegen. Keines unserer bisherigen Ferienhäuser war so gut ausgestattet (als Beispiele möchte ich den sehr nützlichen 2. Kühlschrank in einem separaten Hauswirtschaftsraum nennen, sowie den großen Gasgrill in einer gemütlichen Außenküche und viele Details mehr).
Die Eigentümer sind sehr hilfsbereit in allen Fragen, geben gerne Tips für den Einkauf und die nähere Umgebung und kümmern sich wirklich rührend um ihre Gäste.
Gerne würden wir mehr als 5 Sterne vergeben wollen, von uns auf jedenfalls eine Empfehlung wert.

Two weeks spent in August 18. Four adults and four teenage children. The villa and hosts were absolutely wonderful and we'd highly recommend it for a relaxing holiday. Strolled down to the local pizzeria regularly for nice food and very friendly staff. The local shop is well stocked but there are bigger supermarkets a short drive away. There are also many wonderful things to do and places to see in Istria.
We spent a week at this beautiful villa, and can recommend you book now, it's fabulous. The house is luxurious and extremely comfortable, there is a perfect outside kitchen for BBQs, the garden is lovely with three different areas to eat in, depending on the time of day, and the pool is well looked after and maintained to a very high standard.
Branka and Ivan have thought of everything and the villa has all the day to day things provided, which was brilliant. We arrived late and our fridge had food and drink for that evening and for breakfast too, which was very thoughtful of our lovely hosts.
The location is perfect for exploring Istria and the villa is perfect too, we highly recommend a visit.
